The headline numbers
643 total sales in April, up 0.2% from April 2025's 642 — essentially flat year-over-year, but a different picture than March's 5.5% annual decline. Month-over-month, sales climbed 11.1% from March's 579, the normal spring lift. Active listings reached 3,710 by month's end, up 13.8% from March and 8.3% above April 2025. The sales-to-active ratio sits at roughly 17% — still inside the balanced zone (17–28%), but at the lower edge of it. Inventory is building faster than demand is.
By property type
Single family: 331 sales, down 1.2% year-over-year. The annual gap is narrowing. Core benchmark came in at $1,339,100, up from March's $1,330,200 and off only 1.2% from April 2025's $1,354,800.
Condos reversed course: 198 sales, up 5.9% year-over-year. Last month condos were down 18.8% annually. That's a substantial swing. One month doesn't confirm a trend, but the volume is there. Core condo benchmark at $558,300, up from March's $553,800 and off 0.8% from a year ago.
Townhouses gave back March's gains: 78 sales, down 1.3% year-over-year after last month's 11.4% increase. Core benchmark $840,100. That segment outperformed through most of the winter. Whether April is noise or the beginning of moderation in that price-gap-driven demand is too early to say.
Price picture
Same pattern as March, one month further along. Benchmark prices remain slightly below year-ago levels across all types, but all three are recovering month-over-month: SFH Core up $8,900 from March, condo Core up $4,500. The bottom looks like Q4 2025 or early 2026. What's absent is any upward momentum in annual terms.
The inventory build is the number worth watching. 3,710 active listings heading into May, with new listings still arriving. More supply against stable demand means buyers hold their leverage into spring.
What this means for you
The condo rebound is real enough to notice, not confirmed enough to act on urgency. If you've been watching that segment and waiting for evidence the softening has stopped, April gives you a data point. One data point.
The inventory surge is straightforwardly good news if you're buying. More choice, less competition, and sellers who've been on market through a long winter understand the environment. That's a negotiating position worth using.
If you're selling a detached home: prices are recovering and the market is stable, but with 3,710 listings competing for the same buyers, preparation and pricing are carrying more weight than market conditions are.
